General Construction

  • Floor Joists 2"x 12", 16" on center
  • Subfloor is 3/4"  T&G Advantech glued and screwed
  • Exterior walls are constructed of 2"x4" studs on 16" centers with 7/16" OSB for boxing
  • Interior walls are 2"x4" on 16" centers with 1/2" sheetrock painted, your choice of paint color
  • Ceilings are 1/2" high-strength sheetrock and are textured
  • The roof structure is composed of engineered 4"x 12" pitch truss frame rafters, 5/8" OSB sheathing, 15# Felt, Asphalt, Heritage style shingles, and ridge vent.
  • Facia is a 2x6 subfacia with aluminum prepainted facia
  • The roofline soffit is 24", Vented, Aluminum, prepainted soffit
  • The gable soffit is 24", Solid, Aluminum, prepainted soffit
  • Exterior siding is Hardi plank 8" lap, painted
  • Insulation is R-38 in the ceiling and R-13 in the walls
  • Windows are Pella* or Anderson*
  • Interior doors are 1-3/8" flush, hollow core oak
  • Trim wood is Oak
  • Cabinets are custom built, with Formica countertops and tile backsplashes
  • Wood finishes are stained and sealed with two coats of lacquer

Electrical

  • Electrical consists of 200 amp, 40 circuit with main disconnect for the entrance. Wire size is: Recepticles: 12-2 wg. and lights: 14-2 wg.
  • Special outlets are provided for the range and dryer and for outside receptacles
  • Exhaust fans are installed in the bathrooms
  • An allowance is made for light fixtures place according to plans along with the doorbell.
  • Flooring
  • All floors are covered with customers choice with a sq. yard allowance

Plumbing

  • Water lines are 1/2" Pex with a Manabloc system. Drain lines are PVC pipe. Faucets are Delta* single lever. Fixtures are Kohler* porcelain with a choice of colors, Aquaglass* showers, chrome towel bars and accessories, glass shower doors.
